Avoiding Contractor Rip-offs

When hiring a contractor, there are several steps you need to take to ensure you are making the right decision. Interview each contractor you are considering. When doing so, make a list of questions you wish to ask. These will get you started in the right direction.

How long have you been in business? This is a very important question because a contractor who is well established will know how to complete a wide variety of projects. You can check out the company with consumer protection officials who will be able to tell you if any filed unresolved consumer complaints exist. Also keep in mind that a lack of filed complaints does not necessarily equal none at all. No complaints on file could mean they exist but have not yet been reported or the contractor is operating under several different names.

Are you licensed and registered with the state? Most states license electrical and plumbing contractors but not all have licensing and registration statutes that affect contractors, remodelers and specialty contractors. Currently, only 36 states provide this type of licensing and registration. It can range from a simple registration to a detailed qualification process. It is also important to remember the requirements in one location may be different from those in another. Your building department or consumer protection agency can tell you about the licensing requirements in your area. If there are licensing laws for your state, request to see each contractors license to be sure it is current.

How many projects like mine have you completed in the last year? When asking this question, request a list. This will help you determine whether or not the contractor is familiar with the type of project you want completed.

Will my project require a permit? Permits for building projects are required by most states and localities, even for the simple projects such as the installation of a deck. A competent contractor will obtain all necessary permits before beginning work on the project.

May I have a list of references? The contractors you interview should be able to provide names, addresses and phone numbers of at least three clients whose projects were similar in nature to yours. Ask each reference how long ago the project was completed and if you would be permitted to see it. During the interview, also tell the contractors you would like to visit jobs in progress.

Will you be using subcontractors on this project? If the answer is yes, ask to meet them. Also make sure their insurance coverage and licenses if required are public.

Ask if they were paid on time by the contractor.

What types of insurance do you carry? All contractors have personal liability, workers compensation and property damage coverage. Request copies of insurance certificates and be sure they are all current. Failing to check this could leave you liable for any damages or injuries that occur during the project.
